Coffee Shop Location Checklist

A practical checklist for screening coffee shop locations before signing a lease.

6 min read

Start with repeatable morning demand

A coffee shop location should be tested around recurring routines, not only weekend activity. Watch the block before work, during lunch, after work, and on weekends. The best sites usually have multiple demand drivers, such as offices, apartments, schools, gyms, transit stops, or nearby breakfast traffic.

Check visibility and access before rent

A cheaper lease can still be expensive if customers cannot notice the storefront, park, cross the street, or pick up quickly. Compare signage sight lines, corner exposure, delivery access, and whether the entrance feels natural from the busiest pedestrian path.

Map competitors by occasion

Do not only count coffee shops. Separate fast pickup chains, specialty cafes, bakeries, breakfast spots, and convenience stores. A dense cluster can prove demand, but your concept needs a specific reason for customers to switch.
